Public Meeting on the Small Area Plan in the Vicinity of Hydraulic/ Route 29

The Thomas Jefferson Planning District Commission, in conjunction with Albemarle County and the City of Charlottesville, is conducting a small area plan in the Hydraulic / Route 29 area. A small area plan is a tool used to define a detailed plan for urban development and redevelopment in a focused area of strategic importance for the community. Small area plans also create road maps for implementation.

A public meeting on the Hydraulic Small Area Plan is scheduled for Wednesday, April 26, 2017 from 6:00 - 8:00 PM at Jack Jouett Middle School. The meeting will include a brief overview of the study intent, study area description, methodology for plan development, schedule and intended outcomes. An open discussion will follow, providing opportunity for the public to express ideas and concerns to the consultant team as input into the planning process.

The Hydraulic Small Area Plan - Phase I is intended to provide a conceptual approach to guide development and transportation solutions associated with the Hydraulic Road - Route 29 intersection and areas of influence within the study limits. This study is one of several projects funded through the Route 29 Solutions Projects, a $230 million dollar investment to improve infrastructure along the congested Route 29 corridor.

The Hydraulic Small Area Plan study area is experiencing steady growth, increased development intensity, and pressure to grow in a more dense, mixed-use development pattern that is unique to this portion of the County and the City. The study area is located within the jurisdictions of both the City of Charlottesville and Albemarle County. Public input is essential to the planning process and a highly-engaged citizenry can provide critical guidance to ensure a plan that serves the community well.
