Applicant's Proposal:

Request for preliminary subdivision plat approval [Attachment A] to result in 2 lots on 2.066 acres.

 

PLANNING AND ZONING HISTORY:

SUB2007-164- Boundary line adjustment for tax maps 76C-02 parcel 1, 76C-02 parcel 4, and 76C-02 parcel 5 that was approved in June 2007 and recorded [Attachment F].

 

COMPREHENSIVE PLAN:

The Comprehensive Plan designates this property as Neighborhood Density in Urban Area 6.

 

REASON FOR PLANNING COMMISSION REVIEW:

The subdivision has been called up by an adjacent owner [Attachment C].

 

DISCUSSION:
The proposed subdivision is in the development area [Attachment A].  The plat has been reviewed by the Site Review Committee.  The Site Review Committee finds that this plat meets all requirements for preliminary plat approval. 

 

RECOMMENDATION Staff finds that the proposed subdivision meets the requirements of the subdivision ordinance. Staff recommends approval with the following conditions:

 

RECOMMENDED CONDITIONS OF APPROVAL:

 

The Department of Community Development shall not approve the final plat until the following conditions are met:

 

  1. Submittal of a plat meeting the requirements of Chapter 14, Section 303 of the Albemarle County Code.
  2. The existing driveway accessing Edgemont Lane shall be closed.
  3. Approval of maintenance agreement for “New 30’ Access Easement”.
  4. The final plat shall indicate the location and dimensions of the easement to serve Tax Map 76C, Section 2, Parcel 4.  This easement shall be for the exclusive use of Tax Map 76C, Section 2, Parcel 4.
