I have reviewed the proffers amended August 22, 2007 and application plan with cover sheet revision date of August 7, 2007. The following ARB comments (from the January 16, 2007 ARB review) have not been addressed:

 

1.       Maintain all grading on site along the southern/southwestern property boundary. Maintain a minimum 50 deep planted buffer on site along the southern/southwestern property boundary. Planting in this buffer shall consist of a mix of evergreen and deciduous trees planted in an informal pattern (not planted in regularly spaced rows).

Although the retaining wall on the south side of the property has been shifted slightly to the east, these issues have not been sufficiently addressed.

 

2.       Provide tree islands in the parking areas so that no more than 10 parking spaces run consecutively without a tree island. Trees in parking lot interiors and perimeters shall be planted at 2 caliper minimum.

This issue has not been addressed.

 

3.       The 30-35 light pole height illustrated in the application plan is not approved with the rezoning. Light pole height is subject to ARB review/approval with the site development plan.

This issue has not been addressed.

 

4.       Illuminated wall signs shall be limited to the north side of the home improvement, structured parking/retail, and major retail spaces.

This issue has not been addressed.
