Memorandum

NON-RESIDENTIAL USE ACREAGE ESTIMATES FOR

ALBEMARLE PLACE & HOLLYMEAD TOWN CENTER

 

Until site plans are submitted, these numbers are estimates only.  The rezonings for the subject properties allow the developer a certain degree of flexibility and therefore it is impossible to provide precise figures for the anticipated commercial acreage in the Hollymead Town Center Areas B, C, and D and in Albemarle Place.  A more accurate measurement maybe square footage.  Therefore, this memo will provide both.

Albemarle Place:  Total of 64.71 acres are zoned NMD (Neighborhood Model District).  Approximately 7 acres are designated for residential uses only.  Thus, I estimate 58 acres will have some sort of non-residential uses in them.  Of this commercial area, I have no firm estimation of the acreage or percentage of the total that will not have residential units mixed vertically within the building.
They have a 630,000 square foot non-residential limit and 800 residential unit maximum.

HTC Area B:  Total of 24.7 acres are zoned PD-MC (Planned District-Mixed Commercial).  There are no areas designated for residential uses.  Thus, all 24.7 acres will have some sort of non-residential uses in them.
They have a 300,000 square foot non-residential limit.

HTC Area C:  Total of 37.1 acres are zoned PD-MC (Planned District-Mixed Commercial).  Approximately 4 acres are designated for residential uses only.  Thus, I estimate 29 acres will have some sort of non-residential uses in them.  Of this commercial area, I have no firm estimation of the acreage or percentage of the total that will not have residential units mixed vertically within the building.
They have a 275,000 square foot non-residential limit and 120 residential unit maximum.

HTC Area D:  Total of 24 acres are zoned NMD (Neighborhood Model District).  Approximately 22 acres are designated for residential uses only.  Thus, I estimate 2 acres may have some sort of non-residential uses in them, but the applicant is not obligated to provide any commercial uses.
They have a 50,000 square foot non-residential limit and 350 residential unit maximum.
