Albemarle County is pleased to offer two Real Estate Tax relief programs and welcomes your participation.

1. Real Estate Tax Relief to certain qualified elderly and disabled property owners.

Included below is information about the program requirements and how to apply.

Requirements for new applicants:

1) The applicant is at least 65 years of age or have been medically determined to be totally and permanently disabled as of December of last year.

2) The applicant is the title holder of the property as of January 1 of the current year.

3) The applicant’s combined total income for last year from all sources does not exceed $69,452.

4) The applicant’s total net worth including your spouse, co-owner(s), and their spouse(s) as of December 31 of last year does not exceed $200,000.

5) Complete and submit an application, which can be downloaded here, and provide the required supporting documentation to the Finance Department, Revenue Administration division.


Existing recipients 

Existing tax relief recipients are required to file an application of financial information every three years, with an annual recertification's in the intervening years. For more information, call the Revenue Administration office, Assessments Division at 434-296-5851, Option 3.

The following example illustrates how the program works:

Assessed value of home                     $ 300,000.00

Real Estate tax rate                           $ 0.839/$100

Tax liability                                       $300,000/$100*$0.839 = $2,517/annual

If qualified for 100% relief taxpayer receives $ 2,517 abatement

If qualified for 50% relief taxpayer receives  $ 1,258.50 abatement

The amount of relief is determined by calculating an applicant's total income and net worth. Based on that calculation applicants may qualify for 20% to 100% relief of their real estate tax liability according to the following chart:

2. Veterans Real Estate Tax Exemption

Albemarle County offers real estate tax exemption to any veteran who has been rated by the U.S. Department of Veterans Affairs or its successor agency pursuant to federal law to have a 100 percent service-connected, permanent and total disability, and who occupies the real property as his/her primary place of residence. The surviving spouse of a veteran eligible for the exemption may also qualify.

Requirements for Veterans Real Estate Tax Exemption:

1) Veteran or surviving spouse must own or jointly own real property for which exemption is sought.  

2) Veteran or surviving spouse must occupy property as principal residence.  

3) Surviving spouse shall qualify only if the death of the veteran occurs on or after January 1, 2011 and the spouse does not remarry.

4) Must provide original or true copies of documentation from the U.S. Department of Veterans Affairs or its successor agency certifying 100 percent service-connected, permanent, and total disability. 

5) Must complete accompanying affidavit provided by County of Albemarle certifying eligibility.   

 Please note: According to Virginia Code § 58.1-3219.5(C) the exemption only applies to up to 10 acres. Additional acreage over 10 acres is not eligible for exemption under this law.
