Master Planning

Southern Urban Area B Study
A cooperative project among the City of Charlottesville, County of Albemarle, and University of Virginia. The study will focus on the Jefferson Park Avenue/Fontaine area, including University and County properties adjacent to the City boundary and lying south of Moore's Creek. When completed, the study will produce a framework plan focusing on significant demographic, socio-economic, land use, transportation, and student housing patterns and trends.

Neighborhood Model & Related Zoning Text Amendments
Albemarle County's Neighborhood Model is a guide for developing the County's designated Development Areas.  It was appended to the Comprehensive Plan on May 16, 2001. Subsequent changes to the Land Use Portion of the Comprehensive Plan to reinforce the Neighborhood Model were adopted on July 10, 2002. The Neighborhood Model describes the more "urban" form of development desired for the Development Areas. It establishes the 12 Principles for Development that should be adhered to in new development proposals.

Village of Rivanna Master Plan
Master planning for the Village of Rivanna will bring the community together to shape a vision that encourages the best use of the finite space designated for the development area, and creates an attractive, livable urban community for the people who live and work there.  A village provides for a specialized opportunity to accommodate growth on a smaller scale -- an independent community with a different character than the urban neighborhoods that surround Charlottesville.

Pantops Master Plan
Residents of Pantops value the exceptional natural and historical scenic qualities of the neighborhood views to Monticello, surrounding mountains, Rivanna River, and west into the City. It is important to protect these scenic vistas and sense of open space as the neighborhood continues to grow.

Places29 Northern Urban Area Master Plan
Places29 is an exciting community planning project which will help shape the future of northern Albemarle County communities. Places29 will bring residents, business owners and other interested parties together to map out the best possible shared vision for this critical area of Albemarle County.

Crozet Master Plan 
Albemarle County has committed itself to preserving the scenic beauty, agricultural heritage and socioeconomic health of its rural and urban areas. Crozet was selected for the first Master Plan by the Board of Supervisors in October 2001, based on the community's strong interest and high level of development activity.
